The new Season of Income Property started airing a few weeks ago on HGTV, beginning with this, the season launch Episode.  Melissa was the designer on this one, and created a modern, efficient space in both layout and materials.

Project Profile: Crawford Street, Toronto

We shared the MLS listing on this project a few months ago when it was listed for sale.  Selling for a record 1.6 million in the Queen West, Trinity Bellwoods area this home set a new bar for the neighbourhood.

When we began working with Matuu Building Specialists on this project, it was fully gutted, with only the original brick exterior maintained.  The home was rebuilt, starting with a new basement walk-out, lowering and underpinning, with now full basement apartment, and wine cellar.  The front facade was redone, windows replaced, and the traditional front porch was removed and modernized with a full width Ipe stair and canopy.

The main floor rear elevation was removed, and a full width accordion door was installed allowing the family room to be 100% open to the backyard. The second floor was replanned and the stair placement reconfigured to optimise the space, allowing for 3 full bedrooms, a family washroom, laundry room, and open office which leads to a new juliet balcony.  On the third floor we popped-up the roof line and extended allowing the addition of a spa washroom, and walkout to new roof deck, as well as sizeable master suite.

Finishing features, rift-cut white oak floors, recessed baseboards, and open-tread floating stairs from main to second floor.


Update: Lippincott Living – The roof is on!

I shared a project underway last September by Toronto’s own Ciconne Simone.  This award-winning design group teamed with Netkin Architects to create Lippincot Living.  Located at 56 Lippincott Street, these 2000 sq ft multi-level residential dwellings are designed for the urban buyer. 

These design based units are built using an advanced structural system that employs prefabricated components—wood frames and precast concrete—which speed up construction times, reduce waste and provide greater quality control. Each home is a high-performance building designed to withstand the elements and maximize local climate conditions—retaining warmth in winter and cool air in summer—to reduce energy consumption.

Since my last post, they’ve enjoyed peer accolades, and the delight of a project that is one unit away from being fully sold.  Construction is also well on its way, with the structures now in place and roof on as of last week.

Notable awards thus far:

Lippincott Living Wins GOLD at 2009 Design Exchange Awards

The Design Exchange (DX) is a national design competition open to professional designers across Canada working in a range of disciplines.  The awards were presented at a gala dinner at the Design Exchange on November 24th.  The winners are displayed in an Exhibition at the Design Exchange running from November 25, 2009 to February 21, 2010.

Lippincott Living Wins ARIDO Award of Excellence

2009 ARIDO Awards Honour Ontario’s Best Interior Designers

Since 1982, the Association of Registered Interior Designers of Ontario (ARIDO) has held an annual awards program for all registered members.  The ARIDO Awards is one of the most highly regarded honours in the interior design community.  Showcasing excellence, innovation and originality in interior design, the awards bring superior design to the forefront each year.  Each entry is judged on its own merit, by esteemed representatives from business, media and design.  After careful consideration and discussion, an Award of Merit is given to projects which score between 75 to 89 percent.  Awards of Excellence are bestowed on projects which score between 90 to 100 percent.  At the Gala Awards ceremony on September 24, 2009 at the Liberty Grand, Lippincott Living won one of the coveted Awards of Excellence.
